Privacy Policy

This Privacy Policy explains how Fast Foreclosure Data(“we,” “us”) collects, uses, and shares information in connection with fastforeclosuredata.com and the Fast Foreclosure Dataplatform (the “Service”). It covers two distinct categories of people:

• Users — people who create accounts and subscribe to the Service; and
• Individuals named in public records — people (such as property owners, borrowers, lenders, and trustees) who appear in publicly available government filings that the Service collects and organizes.

By using the Service, you agree to this Privacy Policy.

1. Information We Collect From Users

Account information. When you register we collect your name, email address, and a password (stored only as a salted hash). If you sign in with a third-party identity provider such as Google, we receive your name, email address, and basic profile information from that provider; we never see your Google password.

Billing information. Payments are processed by Stripe. Your card number is entered directly with Stripe and we do not store full payment card numbers on our systems. We retain what we need to manage your subscription: plan, subscription status, billing history, and tokenized references provided by Stripe (e.g., card brand and last four digits).

Usage and preference data. To operate the product we store the counties you select, your saved searches, watchlists, alert and notification preferences, export activity, and interactions with product features (including prompts you submit to AI chat and the responses generated).

Technical data. Like most web services, we automatically collect log data such as IP address, browser and device information, pages viewed, timestamps, and error diagnostics. We use this for security (including rate limiting and abuse prevention), debugging, and improving the Service.

Cookies. We use cookies and similar technologies that are strictly necessary to operate the Service — primarily session authentication and security. We do not use third-party advertising cookies.

Communications. If you contact support, we keep the correspondence.

2. Information About Individuals Named In Public Records

The core content of the Service is derived from records made publicly available by county clerks and other government offices — for example, Notices of Trustee's Sale. These records can include names, property addresses, legal descriptions, lender and trustee information, and loan-related figures.

Important points about this data:

• We collect it from public government sources, not from the individuals themselves, and we present it for lawful business research purposes.
• We do not use it for advertising, and we prohibit our users from using it for FCRA-covered purposes (credit, employment, housing eligibility, insurance) or to harass anyone — see our Terms of Service.
• Public records may be amended, withdrawn, or rescinded by the filer or the government office; the authoritative version is always the official record held by the government custodian.
• Removal requests. If you are named in a record displayed by the Service and believe the information is inaccurate as against the official record, or you are subject to a legal protection (such as a confidentiality program for protected individuals), contact us at support@fastforeclosuredata.com. We will review and, where appropriate, correct, suppress, or remove the listing from our platform. Note that we cannot alter the underlying government record itself.

3. How We Use Information

We use user information to:

• provide, maintain, and secure the Service (authentication, session management, rate limiting, fraud and abuse prevention);
• process subscriptions and payments and send transactional messages (receipts, billing notices, trial and renewal reminders);
• deliver product features you configure, such as saved-search alerts, digests, and watchlist notifications;
• respond to support requests;
• analyze aggregate usage to improve the product; and
• comply with legal obligations and enforce our Terms.

We do not sell personal information, and we do not share it with third parties for their own advertising.

4. AI Processing

We use third-party AI providers to power parts of the Service:

• Document extraction. Images and text of public records are processed by OCR and language-model providers (currently Mistral AI and Anthropic) to convert filings into structured data. This content is public-record material, not user account data.
• AI briefs and chat. When you use AI features, your prompts and relevant record context are sent to our model provider (Anthropic) to generate the response. We use API terms under which providers do not train their models on this data.

5. Service Providers And Other Sharing

We share information only as needed to run the Service, with providers acting under contractual confidentiality and data-protection obligations:

We may also disclose information: to comply with law, subpoena, or legal process; to protect the rights, safety, or property of Fast Foreclosure Data, our users, or others; in connection with a merger, acquisition, financing, or sale of assets (with notice of any material change in this Policy); or with your direction or consent.

6. Data Retention

• Account data: kept while your account is active. After account deletion or extended inactivity following cancellation, we delete or anonymize personal account data within 90 days, except records we must keep for tax, accounting, dispute, or legal-compliance purposes.
• Billing records: retained as required by tax and accounting law.
• Logs and security data: retained for a limited period (typically ≤ 12 months) unless needed for an ongoing investigation.
• Public-record data: retained as part of the platform dataset; it originates from government sources and is not tied to your account.

7. Security

We use industry-standard safeguards: encryption in transit (TLS), encryption at rest for our databases, hashed passwords, scoped API credentials, rate limiting, and access controls limiting internal access to those who need it. No system is perfectly secure; if we learn of a breach affecting your personal information, we will notify you and regulators as required by applicable law, including Texas breach-notification law.

8. Your Choices And Rights

Email

Transactional emails (billing, security) are part of the Service. Alert and digest emails can be turned off in your notification settings or via the unsubscribe link included in every alert email.

Access, Correction, Deletion

You can view and update most account information in the app. You may request a copy of your personal data, correction of inaccuracies, or deletion of your account and associated personal data by emailing support@fastforeclosuredata.com. We will verify your identity before acting and respond within the time required by applicable law.

State Privacy Laws

Depending on your residence, you may have rights under laws such as the Texas Data Privacy and Security Act or the California Consumer Privacy Act, including rights to know, correct, delete, and to opt out of “sales” or “sharing” of personal data. We do not sell or share personal data as those terms are defined in these laws, and we do not use personal data for targeted advertising or profiling with legal effects. If we decline a rights request, you may appeal by replying to our decision, and you may contact your state attorney general.

Note: rights requests under this section apply to your personal data as a user. Information appearing in public government records is generally exempt from state privacy laws as publicly available information; for record-listing concerns, see Section 2.

9. Children

The Service is for business use by adults. We do not knowingly collect personal information from anyone under 18. If you believe a minor has provided us information, contact us and we will delete it.

10. Users Outside The United States

The Service is operated from the United States and directed to U.S. users; its content concerns U.S. real-property records. If you access it from elsewhere, you understand your information will be processed and stored in the United States.

11. Changes To This Policy

We may update this Policy from time to time. For material changes we will notify you by email or in-product notice before the change takes effect. The “Last updated” date above reflects the current version.
